Hotel, resort and land transactions
Sales of hotels, resorts, spa properties and clinics: aggregate indicators by resort micro-zone — number of deals, volume, median price per key, cap rate and land prices — plus market data and studies.
M&A in 4–5* hotels and medi-spa: deals, multiples, benchmarks
Our market study: verified hotel and wellness-platform deals with price and date, multiple and cap-rate corridors, operating benchmarks of wellness hotels, structuring of deals with medical clinics. Every figure carries a reliability label.

Data collection has just started
Deals are reviewed before publication. While a cell has fewer than three priced deals we show only their number: medians and ranges will appear as data accumulates.
How hotel prices change: the same properties sold twice
The index compares the price of the same hotel at two sales, so it does not depend on which hotels happened to sell in a given year. First year of the series = 100; the band is the range the index lies in with 95% probability. Only series with enough such pairs of sales are shown.
Deals on the map: countries and resort micro-zones
Number of verified deals by country and micro-zone. A blue circle is a country, a green dot is a micro-zone. Click a row or a dot to open its card.
| Zone | Deals | Outside micro-zones |
|---|
No countries with published deals yet.
Resort micro-zones
Approved resort towns and districts. The number of deals is always shown; the median price per key only when the publication threshold is met. Click a zone to open its card.
Deals outside the micro-zones count at country level — see the country table below.
Cap rate and price per key by country
Countries with deals: number of deals, volume, median price per key and median cap rate (n is the number of deals with a disclosed rate). Click a row to open the country card.
| Country | Deals | Cap rate |
|---|
No countries with published deals yet.
The large figure is the median (half of the deals are cheaper, half dearer). Below it: the mean and the mean without the 10% cheapest and 10% dearest deals; if they are well above the median, a few very expensive properties are in the sample. Price per key uses only deals whose room count comes from a source.
Where buyers' capital comes from
Number of deals by the country of the buyer's capital; countries with a single deal are grouped as “other”.
Price per key by zone and class
Median price per key in euros; below it, the number of deals with a price per key (n). Countries are followed by their micro-zones: where a micro-zone has few deals, use the country row.
| Zone | All classes | Luxury (5*) | Upscale (4*) | Midscale and below | Class not identified |
|---|
The table will fill in once deals with a price per key appear.
Deal activity by quarter
Verified deals by quarter of closing since coverage began (2023). The last two quarters are lighter: registrations and filings arrive with a lag, so they are left out of the direction estimate. The dashed line is the direction over full quarters.
Price per key by country
DataMedian (marker) and P25–P75 range (band) of the price per key for deals with a known number of rooms.
Whole-hotel sales from the national transaction register
Every sale of a hotel building in the country, with the contract price, floor area and date. Only market sales of a whole property count (hotel floor area from 300 m²); single apartments, cafés and sales between related parties are left out. Property names are not shown.
Register deals are not loaded yet — no data.
Floor area and price per m² by deal
Each dot is one sale: floor area across (log scale), contract price per m² up. Green dots are resort micro-zones, grey the rest of the country.
From all deals with hospitality premises to hotel sales
How many register records pass each selection step. Those not in «accepted» await a decision: forced sale, mixed property, unclear market status.

Deals tagged «to be clarified»
Published, but kept out of medians, ranges, comparables and the hotel sales volume: forced sales, unclear market status, mixed properties (a hotel together with offices, flats etc.), price per m² outside a plausible band. Light circles on the chart.
Rooms and price per key
DataRoom count from the national register of accommodation establishments, by the address of the sold property. «Data» — the address matches one establishment; «estimate» — several establishments at the address or a neighbouring house. Price per key — deals without the «to be clarified» tag.
The «whole hotel» threshold and the median price per m²
DataMedian of market sales without the «to be clarified» tag if a hotel is a property with at least 200, 300 (base threshold) or 500 m² of accommodation floor area.
| Threshold, m² | Deals | Price per m² |
|---|
Small lodging properties
DataGuesthouses and inns with 100–300 m² of accommodation floor area. A separate group, not part of the hotel figures.
Value guide from comparable sales
Enter the hotel floor area: a value range from comparable sales (half to double the area). Comparables of the same micro-zone first; if too few, the whole country. At least five comparables are needed. A guide, not a valuation of a specific property.
Hotel sales by quarter
ModelBrand deals (intangible assets)
Purchases of hotel brands without buildings: the buyer gets the trademark, standards and hotel agreements, sometimes the team, while the real estate stays with its owners. These deals are not part of the real-estate deal volume or the price per key. The classification shows how such a purchase appears in the buyer's IFRS accounts: «data» — from the deal facts, «model» — inferred by the classification rule.
| Brand | Value | Acquisition type |

No brand deals yet.
Land prices
Prices of agricultural and urban land, building plots and commercial premises in the regions of the micro-zones. Official statistics are published as they are; cells built from sales follow the same threshold: median from three sales, range from five, no single sale above 65% of the volume.
| Zone | Segment | Value |

How to read the indicators
- A deal is a closed sale of a hotel, resort, spa property, clinic or plot (asset, stake or portfolio) that has passed review. Announced but not closed deals, related-party deals and distressed sales are excluded.
- Publication threshold: a median is shown only when a cell has at least three priced deals and no single deal exceeds 65% of the cell's volume; the P25–P75 range needs five deals. Otherwise only the number of deals is shown and the level above (region or country) serves as the reference.
- Prices are scaled to 100% of the property and converted to euros at the reference rate on the deal date. Medians are rounded, volumes to the nearest million euros. Minima and maxima are not published.
- Names of properties, buyers and sellers are not shown in the aggregates. Dots on the Slovenian register chart are single sales without names. The cap rate comes from deals where the parties disclosed it.
- Slovenia: whole-hotel sales come from the national real-estate transaction register (contract price, floor area, date). Parts of one deal — room wing, restaurant, technical areas, land under the buildings — add up to one sale; the price per m² is on the whole floor area. Repeated records of one sale count once.
- Deals tagged «to be clarified» (forced sale, unclear market status, mixed property, price per m² outside the band) are listed separately and kept out of medians, ranges, comparables and volumes. Brand deals are a separate intangible-asset category: not in the real-estate deal volume or the price per key; brands are named, the parties are not.
